Heritage Property Consulting Review

I am a Type A, micro-managing, neurotic, control freak.  There is no one out there who could take care of my place like I could.  At least, that is what I thought.  Until I met Lara.

Due to a cross-country move (and to avoid losing a fortune by selling) I decided to lease my condo.  As you can imagine, managing a property from the other side of the country was going to be difficult for me given my personality, a new job, and a baby on the way.  I needed help.

So based on the Yelp reviews I contacted Lara.  Right from the start I knew I was in good hands.  She is friendly, prompt, courteous, and organized.  At our first visit she already had our neighborhood assessed and the comps determined. I was not prepared for this kind of attention to detail.

When it came time to list the property, Lara suggested a price I never thought we would get.  She had a better sense of the value of my place than I did!  Our original list price was accepted in less than 2 months which more than covered her fee as I was going to list it for hundreds less.

After a renter is found,  Lara does not disappear.  She handles the credit checks, the paperwork, the cleaning,and all the communication between the renters.  Money just shows up in my account and I never hear a peep.

The bottom line is that Lara gives me the peace of mind I never thought I would find.  Heritage Property is recommended  without hesitation.

Beyond Property Management Review

We moved our family across the country to San Diego and had 1 weekend to find a house to rent.  Steve met us on a Sunday morning and we had the paperwork signed that afternoon, just before we had to get to the airport.  We rented the house for 2 years and had zero problems with Beyond Property Management.

We had some minor and major repair issues during that span and the people at BPM always responded that same day and had the issues addressed either the same or next day.  Even when we had home warranty repairman after repairman trying to fix an appliance, Steve stayed on these people and finally found one that knew what he was doing - that was no small task.

We highly recommend Steve and his team, and would use them without hesitation if the need arose again.

Mark Silverman Law Office Ltd - Tenants Rights Review

Mark did a great job.  I had a landlord who was a "real estate lawyer" by trade but, frankly, in my opinion quite possibly among the most incompetent of any lawyer ever certified to practice.  She wrote a lease with unlawful provisions.  She attempted to enforce the unlawful provisions.  She made numerous unlawful entries to show the home to prospective buyers.  She and her husband harassed us constantly by phone and email.  It was ridiculous.

Anyway, her actions put her in a pretty clear legal bind.  Mark helped me negotiate a $9,000 settlement plus return of 95% of my deposit (which was significant).  It would have gone MUCH worse for her had this gone to court.  Given what others have written about Mark's court manners I almost wish it had come to that.

You would be wise to engage Mark if you have a difficult landlord.

Erwin & Associates Review

In the interest of full disclosure I am a real estate agent and I have worked with Andrea on several occasions.  I routinely refer her to my clients (both buyers and sellers,) who need an attorney for their transactions.  Now...let me tell you why...

I met Andrea when she was representing the "other side" on a closing for my client--the buyer.  It was a completely messed up closing (the sellers and their agent were both nincompoops and Andrea had the deal thrown in her lap just that morning!)  Andrea handled the entire debacle with such poise and grace that I decided to give her a call the next time I had a client who needed an attorney.

Since then, I have referred her on numerous occasions and my clients have loved the work she has done.  She is as smart and thorough as they come and--don't let her petite stature fool you--she is unflinching when advocating for her clients.  She is a great communicator and her rates are very competitive.

As an Realtor, I really appreciate her level of dedication and her communication.  I have also used Andrea on my own personal deals and so I count myself as one of her many satisfied clients.

Donna Cooper - Hill & Co. Real Estate Review

We bought a condo in SOMA last year and Donna Cooper was the superstar realtor who helped us out. If you're reading this review, you're probably in some dire need of a realtor (otherwise, why look on Yelp?). We'll try our best to make it easy for you:

Strength #1: Authenticity. We were first-time home-buyers who had enough of slick sales people and real estate agents. That's why we spurned some referrals and went with Donna without any hesitation. If and when you meet Donna, you'll immediately know that she has your best interest in mind. At times, it was like having our mom shop with us!

Strength #2: Emotional IQ. Perhaps it is her psychology background (she's got a master's degree), but even though she's very authentic, she can be tough as nails. She can read people extremely well, which came in handy when we negotiated our offer. However, she also knows when to bow out. When one of our short sale offers started looking like a win-lose situation, Donna tactfully got us out of the negotiations.

Strength #3: Patience. As we mentioned earlier, we were first-time homebuyers. However, we didn't mention that we were also newlyweds that had pennies compared to her normal clientele (she normally works in Marina/Cow Hollow and PacHeights... the ritzy places). But that didn't deter her from taking us on, nor did it affect her service. She took A LOT of time explaining the process with her. We even went over her place a couple times to talk through our house-hunting strategy.

Strength #4: Professionalism. Donna is old school, but in the new school kind of way. For example, even though she works through email and phone (she has it on her ALL THE TIME), she likes to give us handwritten notes. We weren't used to that type of service, so it was a pleasant surprise. However, that's not why you go with a realtor, but the point is that Donna is extremely professional. This pays dividends because people love working with her. And since she's got a lot of experience, her network is extremely powerful. She knew the sales director and/or agent for two of our favorite properties (this is noteworthy because the properties we were looking out were out of her normal territory).

We want to be as helpful as we can, so we'll also write about Donna's biggest opportunity. As we alluded to in the last point, Donna primarily focused on the more developed areas of the city (Marina/CH, PacHeights, Cole Valley). We ended up buying in SOMA, so naturally, she had to learn about our territory. But she was so genuine and her interpersonal skills were so strong that we overlooked her concentration. (She had done at least several deals in the area before us, but she wasn't an expert by any means). So if you are a prospective buyer, eyeing properties in SOMA/South Beach/Mission Bay, you may find that she doesn't know the neighborhood as well as the others. But that's okay. If you are like us, you would've probably read Socketsite, FrontSteps, Redfin, and other forums, which give you plenty of surface level in-the-know information. You want a realtor because of his or her network and interpersonal skills... that's what Donna is good at.

If you are looking for real estate agent who specializes in certain topics like foreclosures or new developments, Donna probably isn't your agent. But if you want someone who will shop with you around the city, tell you about all of the hidden laws of home ownership, negotiate the hell out of the seller, and comfort you when like a property that is out of your price range, give Donna a call.

Bill Harkins Real Estate Broker Review

In the past month, I worked closely with Bill on two rental properties in The Mission and Noe Valley.  Even though the negotiations and lease signing didn't work out in the end for external reasons, Bill was professional throughout the process, and he gave me good advice while I was looking for additional co-signers and roommates.  I enjoyed working with Bill, and if I happen to come across another property that he is leasing and / or selling in the future that I would personally be interested in, I would gladly work closely with Bill again.

 He's a nice guy and is willing to answer most questions by e-mail, by phone and in-person.  I would recommend working with Bill because his client first attitude does shine through in his work ethic in representing both property owner and prospective tenants whenever possible, in trying to make deals work to the best of his efforts.  Lastly, Bill makes good videos on YouTube showing real estate that he is representing; I found his videos useful in helping prospective co-signers and roommates get a good approximate idea what the properties are like, before seeing them in person.

Aaron Gordon Construction Inc Review

I hired Aaron to renovate my bathroom, after reading the terrific reviews on yelp and after really liking his direct, honest style.  I had already interviewed many contractors and didn't really feel comfortable trusting the job to any of them, but Aaron felt very different.

My trust turned out to be well placed.  Aaron did a terrific job -- the quality of the work, his attention to detail, and his honesty were all superb.  (He also uses very skilled craftspeople -- the tile guy, the electrician, and the plumber were all excellent.)  While he and his crew were starting the bathroom job in November 2010, we found significant structural problems with the house and hired Aaron to do the work.  He brought in a terrific structural engineer and did excellent work.  It was a really stressful project and working with Aaron made it far less so.

He is incredibly responsible, totally honest, and a delight to work with.

His prices are also very reasonable, particularly when you consider the quality of his work.  In fact, the only dispute we had was when I thought I owed him a few hundred dollars for something and he showed me that I actually didn't.  Now that's a contractor you can trust!
